MMCG Analytics: the commercial real estate analytics platform built by feasibility consultants

MMCG Analytics consolidates the public record of the United States, parcels, buildings, terrain, soil, hazard, environmental, demographic, traffic, lending and market data, into one environment where every value is resolved at a single address and carries its source and effective date. It is built and operated by MMCG Invest, LLC, the national feasibility study consultancy, and it is the data foundation under every study the firm issues.

What MMCG Analytics is

One environment for the public record, resolved at the address.

Commercial real estate due diligence runs on data that the federal government, the states and 3,000 counties already publish, but publish in fragments: assessor rolls in 3,000 formats, hazard layers on separate agency portals, environmental records split across EPA and state programs, lending performance buried in FOIA releases. MMCG Analytics gathers those records at national scale, normalizes them onto one parcel spine, and serves them through a map workspace where a lender, investor or analyst types an address and reads the site the way an underwriter needs to read it.

The platform was not built as a software product first. It was built because MMCG Invest, the feasibility consultancy behind it, needed lender-grade data at the depth and consistency its studies require, and found no platform that delivered it. Every layer on the platform exists because a feasibility study needed it. That origin is the platform’s design brief: data that will survive a credit committee.

The data estate

What the platform holds.

MMCG Analytics holds more than 300 million spatial and statistical records across the United States. The principal holdings:

  • Parcels. 117 million parcel records on a national parcel spine, gathered county by county from assessor and GIS publishers, with parcel boundaries for the majority and centroid resolution for the remainder. Every parcel is keyed on the publisher’s own identifier so a value can be traced back to the roll it came from.
  • Buildings. 135 million building records held across all 50 states and the District of Columbia, combining federal structure inventories with assessor building attributes: year built, building area, stories, occupancy class and use class where the publisher records them. The map draws building footprints in 27 states today, more than 62 million from Overture Maps; attribute gathering is ongoing state by state, with coverage published per state rather than claimed nationally.
  • Terrain and elevation. A national elevation layer built from the USGS 3D Elevation Program at 10-meter resolution, serving elevation at every parcel and live 3D terrain and building massing in the workspace.
  • Soil. USDA Natural Resources Conservation Service gNATSGO national soil survey data, FY2026, with the gSSURGO valuation table, served at parcel level for site suitability screening.
  • Environmental records. EPA and state environmental program records, including Superfund and cleanup sites and underground storage tank facility, tank and release registries, gathered nationally to support Phase I style environmental screening at the site and within the ASTM search distances.
  • Hazard. FEMA National Flood Hazard Layer flood zones; more than 35 million wetland features from the U.S. Fish and Wildlife Service National Wetlands Inventory; and MMCG’s proprietary wind screening grid of 85,471 cells across the continental United States built from public storm records.
  • Demographics and economy. Demographic and household data for all 3,144 U.S. counties and county-equivalents, with drive-time and ring apportionment at the site, and a public-data benchmark corpus of 1.8 million county, metro and place-level facts across 36 metrics drawn from the Census Bureau, the Bureau of Labor Statistics, the Bureau of Economic Analysis, HUD and the Energy Information Administration: employment, establishments, permits, income, rents, wages and energy prices, each carried with its vintage and period.
  • Traffic. 10.6 million state DOT traffic count records across 51 jurisdictions, resolved to the road segments serving the site.
  • Lending performance. 1.03 million SBA 7(a) and 504 loan records from SBA FOIA releases, with lender, program, industry and outcome, served under suppression thresholds so that no rate is displayed for a cohort below 10 loans.
  • CMBS. 4.9 million property-period operating records from SEC EDGAR asset-backed securities filings, covering the commercial properties in those filings with up to five years of reported operating history per property.
  • Business places and competitive supply. National business location data organized by NAICS code, so that the competitive set for a hotel, car wash, self storage facility, gas station or RV park is inventoried around the site rather than assumed.
  • Program eligibility. USDA Rural Development program eligibility mapped nationally, and SBA and USDA program data joined to the parcel.
  • Healthcare. CMS provider and facility records supporting healthcare, senior care and community facility analysis.

Sources and provenance

The platform’s estate is drawn from public and federal sources: county assessors and GIS offices, the U.S. Census Bureau, the Bureau of Labor Statistics, the Bureau of Economic Analysis, HUD, the Energy Information Administration, USGS, FEMA, the U.S. Fish and Wildlife Service, USDA, EPA and state environmental agencies, state departments of transportation, SBA FOIA releases, SEC EDGAR and CMS. Each dataset enters the platform through a registered data layer with its source, terms and effective date recorded at load, and every value displayed in the workspace carries that provenance to the reader.

MMCG Invest’s consulting practice additionally applies licensed commercial datasets within its feasibility engagements. Those licensed sources inform the firm’s studies and are not redistributed through the platform.

Methodology and data quality

Governed by four rules.

  • Sourced. Every figure traces to a named primary source. A figure that cannot be traced does not appear.
  • Normalized. Assessor rolls, federal inventories and agency layers are keyed onto a single parcel spine on the publisher’s exact identifiers. Publisher values are carried, not corrected: a suspect value is flagged and held, never silently rewritten.
  • Reproducible. Datasets are versioned. A value read today can be reproduced with the same source, vintage and effective date later, which is what a lender reviewing a study months after issue requires.
  • Lender-ready. Coverage is stated per state and per layer. Where the platform does not hold a value, the panel says so rather than returning a confident blank.

Quality control runs at load and at display. Load pipelines enforce constraints on impossible values, flag duplicates and orphans, and refuse records that cannot be keyed to a parcel. Displayed data is verified against county assessor records and independent commercial sources in a standing QA program, parcel by parcel, with results recorded per state. Demographic ring apportionment has been tested against an independent commercial demographic source at same-vintage census geography and matched within one percent. Elevation has been tested against the USGS Elevation Point Query Service to within 0.12 meters.

Platform modules

What the workspace resolves at the site.

  • Parcel and site. Parcel identity, acreage, boundary, situs and legal identifiers, with assessed and market values where published.
  • Buildings and 3D. Building footprints and attributes, live 3D buildings and terrain, and stamped massing renders for site studies.
  • Location risk. FEMA flood, wetlands, wind and soil at the parcel.
  • Environmental screening. EPA and state records at the site and within regulatory search distances.
  • Demographics. Population, households, income, age and employment at rings and drive times.
  • Market benchmarks. County and metro fundamentals from the public-data corpus: establishments, employment, permits, rents, wages and energy prices.
  • Competitive supply. Business places by NAICS around the site.
  • Traffic and access. State DOT counts on the segments serving the site.
  • Lending. SBA loan performance by lender, program and industry, and CMBS operating history by property.
  • Program eligibility. USDA program eligibility and SBA and USDA loan calculators.

Built for lender compliance

Designed so the output can stand inside a credit file.

Every displayed value carries its source and effective date, which is the evidentiary standard a third-party feasibility study is held to under SBA SOP 50 10 8.1 and USDA 7 CFR Part 5001. Data is gathered from the public record and from federal agencies, so a lender can verify any figure against the publisher. Loan performance data is served under suppression rules that protect small cohorts. The platform does not underwrite, does not conclude value, and does not replace the appraisal: it supplies the market, site and risk evidence the underwriter and the feasibility analyst rely on.

Studies issued by MMCG Invest on the platform’s data are prepared under USPAP discipline by a Practicing Affiliate of the Appraisal Institute and structured to the lending program under which the loan will be underwritten.

Security and access

Server-side gating, deny by default.

Subscriber data and gated records are protected by row-level security with deny-by-default policies on every table, and all gating is enforced server-side. Map tiles carry opaque identifiers only; owner names, valuations and other gated fields are served through audited server functions that enforce jurisdictional display rules, never from the tile. Anonymous access runs under session keys and rate limits. Data is encrypted in transit. Personal information published by counties, such as owner mailing addresses, is held internal-only and is not displayed to subscribers.

MMCG Analytics is operated by MMCG Invest, LLC, which is the contracting party for every subscription and is bound by the platform’s Terms of Use and Privacy Policy.

Michal Mohelsky, J.D., FMVA, Practicing Affiliate of the Appraisal Institute. Founder and Principal. Michal Mohelsky designed the platform’s data architecture and methodology and raised its funding.
