New Jersey's Municipal Land Use Law is the enabling legislation for municipal land use, development planning, and zoning.

Discretionary master plan preparation
Under New Jersey's Municipal Land Use Law, a planning board may prepare and, after a public hearing, adopt or amend a master plan to guide the use of land within the municipality.

Statewide Non-Residential Development Fee
New Jersey imposes a single statewide 2.5% fee on new non-residential construction and additions, replacing separate municipal fee ordinances. The fee applies to non-residential development approved after July 17, 2008.

State-administered Section 404 program
New Jersey's environmental agency assumed the federal Clean Water Act Section 404 dredge and fill permitting program on March 2, 1994. State permits, not the U.S. Army Corps of Engineers, now govern dredge and fill activity in the waters this program covers.

New Jersey Coastal Management Program
New Jersey's federally approved Coastal Management Program is built on the Coastal Area Facility Review Act, the Wetlands Act of 1970, and the Waterfront Development Law. Its coastal zone runs about 1,800 miles of tidal coastline and ranges from 100 feet to 24 miles inland. The segment from Raritan Bay along the Atlantic shoreline to the Delaware Memorial Bridge alone covers 1,376 square miles of land area.
