Effective 5 August 2026. This website is operated by MMCG Invest, LLC, a Delaware limited liability company ("MMCG", "we"). MMCG Analytics is a division of MMCG Invest, LLC. By using it you agree to these terms.
What this site is
Professional reference data, published openly.
This site publishes commercial real estate reference data assembled from public sources, together with information about MMCG's feasibility consulting practice. It is provided for professional information.
What this site is not
Four things it is not, stated plainly.
- It is not an appraisal and contains no opinion of value. MMCG produces feasibility studies and market analyses, which are distinct engagements.
- It is not investment, legal, tax or lending advice. Nothing here is a recommendation to acquire, dispose of, finance or develop any property, and nothing here creates a professional or fiduciary relationship.
- It is not a feasibility study. A study is a separate engagement, scoped and signed under its own written agreement, and only that signed document carries MMCG's professional opinion. Figures published here do not become a study by being read carefully.
- It is not a substitute for the primary record. County property appraisers, state agencies and federal publishers remain the authoritative sources for their own data, and any transaction decision should be verified against them.
Accuracy
What we do and do not warrant.
The data here is assembled from public sources, each named beside the figure it produced, with the period it describes. It is provided as is. We take considerable care with accuracy, and every published figure is reconciled against its source record before it is published, but we do not warrant that any figure is error free, current, complete or fit for a particular purpose. Public datasets are themselves revised, and a figure correct on its stated date may be superseded.
If you find a figure that does not match the source record it names, tell us at info@mmcginvest.com and it will be checked and corrected.
To the fullest extent permitted by law, MMCG is not liable for any loss arising from reliance on information published on this site. Where a decision matters, commission work that carries a signature.
What you may do
Read it, cite it, use it in your own file.
Read it. Cite it, and please do, by naming the underlying publisher and the period, both of which appear beside every figure. Quote reasonable extracts with attribution to MMCG Analytics and a link. Use figures in your own analysis, memoranda and credit files.
Most of the underlying data is United States federal public domain material, which you are free to use directly from its publisher.
What you may not do
Four limits, and the reason for each.
- No bulk extraction. You may not scrape, crawl for harvesting, spider or otherwise systematically extract this site's content, whether manually or by automated means, and you may not use it to build a competing dataset, database or product. Ordinary search engine indexing and ordinary reading are expressly permitted; industrial copying is not.
- No republication of the compilation. Individual figures trace to public sources and are yours to use. The compilation, the arrangement, the computed and derived figures, and the written analysis are MMCG's work and are not yours to republish wholesale.
- No misuse. Do not attempt to gain unauthorised access, interfere with the site's operation, impose an unreasonable load on it, or use it for any unlawful purpose.
- No misrepresentation. Do not present MMCG's published data as your own original research, and do not represent that MMCG has reviewed, endorsed or opined on a transaction that it has not.

The text, structure, design, computed figures and analysis on this site are the property of MMCG Invest, LLC, a Delaware limited liability company. Underlying source data remains the property of, or in the public domain by virtue of, its respective publishers, each named on the page carrying it.
Some material is used under open licences whose terms are stated where that material appears, including OpenStreetMap data under the Open Database Licence. Those licences govern that material and their attribution requirements are met on the pages concerned.

This site links to third-party sources so figures can be verified. We do not control those sites and are not responsible for their content or availability. A link is a citation, not an endorsement.
Changes and availability
We may change, add to or remove content, and may change these terms; the effective date above moves when we do. We do not guarantee uninterrupted availability.
Governing law
These terms and any dispute arising out of them or out of your use of this site are governed by the laws of the State of Delaware, without regard to its conflict of laws rules. The state and federal courts located in the State of Delaware have exclusive jurisdiction, and you consent to that jurisdiction and venue.
If any provision of these terms is held unenforceable, the remainder continues in effect. Our not enforcing a provision on one occasion is not a waiver of it.
